Splitting a plot to unlock its value and build a small apartment block.
On a plot occupied by a house with some extra land, the project involved splitting the plot and building a small apartment block on the second half. A demolition permit was obtained to clear the space (an old garage), then a building permit for a compact, efficient block that fits well into its surroundings.
The project makes full use of the site while meeting the local plan’s constraints: parking, envelope, setbacks and height. The result is a balanced, functional building that is easy to sell.
